The constant chaos of the busy season may be beginning to wind down as the summer starts coming to an end and transitions to fall.  Leaves will begin changing color, and morning frost will start to become much more common.  Cooler temperatures and less sunlight often bring out less vacationers.  This makes the fall a good time to inspect and take inventory of your property before the holidays arrive.  This is also a good time to work on projects that could interfere with the guests’ experience.  This blog will explain different ways you can prepare your property for the fall season.

A property with proper insulation is important with the cold of winter looming.  A building that is well-insulated will reduce energy usage and, therefore, lower the electric bill by as much as 15% throughout the winter season.  The first step is making sure the weather stripping around doors and windows is still in good condition.  After long periods of time, the stripping can become cracked and start to lose its benefits which could lead to wind gusts seeping in through the cracks of the door and windows.  This will cause the energy bill to rise, and you may have been wondering why if you haven’t checked.  This process can take time, but it will be worth it to save your property money while also keeping guests and staff more comfortable.

Clean the Gutters

As with every fall, the leaves will start to fall off the trees and could begin accumulating in your gutters.  It is very easy for gutters to become filled with leaves and sticks which can cause blockages and result in poor drainage.  If the temperatures begin to significantly drop, the water could freeze in the gutters which could cause problems for the gutters along with the roof.  That is why fall is a good time to inspect the gutters and make sure there are no cracks or blockages.  It would also be wise to check on the roof drain pipes to make sure they are operating effectively.   Another good idea is to inspect trees near the property for branches that look like they may be getting ready to break and fall.

Coach Your Staff

It is important to educate your staff about uncommon work situations that may occur, whether it be with a guest, inventory issues, or the facility.  It can be hard to get together with your team to address it during the busy months.  But since the fall marks the time when many properties see a decrease in reservations, this could be a good time to review the past busy season with your team and coach them on how to handle these problems again in the future.  It is also a good idea to review property policies to make sure your staff remains confident and aware of how to handle questions and other guest concerns.  Some other good topics to go over with your staff include fire safety training, CPR skills, and cleaning procedures.

For many properties, fall is the season where reservations begin to slow down, and staff members have a little more time to think about inventory.  Linens are more likely to get damaged during the summer.  Stains, rips, and more frequent laundering will also be much more common, so fall is a good season to assess current inventory levels.  This includes linens like sheets and towels.  Amenities like mini shampoo and conditioner bottles are constantly being used, so their levels should also be checked.  It will then be up to management and staff to decide when the appropriate time will be to order more supplies.  It is always important to make sure orders are placed well ahead of time when they are needed, to make sure everything arrives on time, and that there are no mistakes.  Although supply chain issues have improved over the past year, there is still a chance issues could occur.
