There’s nothing quite like going to bed beneath a set of freshly washed sheets.
It’s a nice feeling when you’re at home, but something guests at your inn, bed and breakfast or vacation rental property will think of as a given. You check into an establishment, you expect to find clean, high quality hotel-style sheets.
But how do you keep those sheets clean and comfortable week after week, guest after guest? In this blog post, we’ll explore the best ways for you to care for bedding at your hotel, inn, bed and breakfast or vacation rental property.
1. Use High Quality Hotel sheets
Hotel sheets for inns, B&Bs or vacation rentals need to be durable, high-quality bedding. It’s much easier to maintain high-quality sheets than to have to continually replace your linens or worry about disappointing your guests.
2. Change Your Hotel Sheets Regularly
If you’re not changing your bedding every day, you should at least be swapping out your sheets every time a guest checks out. Some establishments take a more economical/environmentally-friendly route and only change their sheets every three days or only by request from guests.
3. Use the Appropriate Cleaning Materials
Make sure you know which cleaning products to use – and which ones not to use – when laundering hotel sheets for your establishment.
That means using detergents that are designed for colored fabrics and avoiding products with bleach or brightening capabilities.
If you need to get stains out of white or light-colored sheets, use oxygenated bleach instead of chlorine bleach, which is too harsh for most linens. Avoid overloading your washer, as excessive agitation can cause the fibers in your bedding to break down
4. Picking the Right Wash Cycle
When washing hotel sheets, set the machine for a delicate, warm water wash, then rinse in cold water. Do not wash sheets in hot water. If you have high-quality, luxury sheets, avoid laundering them on a regular cycle. This can cause the fibers in the sheet to deteriorate, shortening the life of your linens.
5. Check for Stains
Whoever is in charge of washing your sheets should check for stains three times before the sheets go in the dryer. They should first be checked when the sheets come off the bed, again before they go into the wash, and one last time when they come out.
6. Storing your Hotel sheets
Once your sheets are completely dry, store them in a cool, dry space. Avoid keeping sheets in plastic storage spaces, as this can cause mildew to form. If possible, let sheets rest for at least 24 hours between uses.
7. Know When It’s Time to Buy New Hotel sheets
Even if you follow every step on this list, there will come a day when you need to replace your hotel sheets. Fabrics can become torn or frayed, or no longer comfortable. Eventually you might find yourself with a stain that just won’t come out.

I love your sheets but inevitably after what I think is too short a time the sheets fray. Why is that? I have taken every precaution necessary and it has never happened with any other company. Clearly I adore the feel of these sheets but why does that happen time and time again? Please don’t tell me you have not heard this complaint before. Just tell me why. They are the not iron cotton sheets.
Hi Lesley,
Thank you for taking the time to inform us of your issue. The Wrinkle Free sheets come with a 1 year warranty and we are happy to send you a replacement. Other companies use a topical treatment to make their sheets “wrinkle free” but after several washes the treatment washes off and they are never quite “wrinkle free”. Our sheets are constructed to be wrinkle free while still being 100% cotton, which makes them feel amazing. I hope this answers your questions. Please call for a replacement.
You didn’t really answer the question. I have had the same problem with your sheets. I absolutely love them but they fray very easily. Why is that?
Hi Carl,
I apologize if it wasn’t clear that the process that makes these sheets wrinkle-free is also what makes them fragile. I hope that answers your question. We are happy to replace sheets that fray within the first year.
